Property Description: The house has been run as a Gite returning between £13,000 - £15,000 pa over the last 3 years. Previous to this it was a Chambre des Hote with income in excess of these figures.
This detached property's rustic character is an appealing blend of traditional styles and modern comfort including massive old, oak beams, large feature fireplace and recessed medieval window seats. The house has been exquisitely restored and equipped to the highest standard. The ample and relaxing accommodation includes spacious en suite bedrooms, lounge and separate dining room with its massive, solid walnut table. The south-facing terrace overlooks the large swimming pool and is furnished for dining alfresco.
With 6 bedrooms each with en- suite facilities Lasagesse is ideal for people who are looking for a wonderful property with excellent return on investment.
The house has two wood burning stoves plus electric heaters in each room. The ancient quercy stone walls serve as fantastic insulation keeping the heat in during the winter and the heat out in the summer with the down stairs being an oasis in July & August.
There is also the 10m x 5m pool that also cools you down which had a new liner fitted in April 2007.
Set in the tranquil village of Brouelles the property is an ideal retreat for those wanting a relaxing break to re energise your batteries. The village itself has outstanding beauty with its own natural source where you can taste the lovely water filtered from the surrounding hills. Just 4km direct from JCN 57 of the A20 and 15km from Cahors it offers a remote feel but with modern benefits including Satellite TV and Broadband internet. The nearest village with shops is Mercues/Espere (6km) having a doctor, pharmacy, baker and mini mart.
The house also benefits from having small grounds that are easily maintained making it ideal for running the property remotely. There is enough room to relax and if you want to wander there is also the oak laden hills to explore.
The community of Brouelles is small and close knit with people helping out and looking after each other with fruit from people’s trees and vegetables from their fields being exchanged with each other. People are friendly and respectful.
Running Lasagesse as a Gite requires someone to carry out change overs, clean bedding and service the pool. Our current arrangement works very well indeed with a local Irish Couple who, clean the house after their departure and makes the beds ready for the next guests plus look after the pool and garden. They also keeps an eye on the property and keeps in contact on how each family have been.
The system runs well and is a great comfort whilst being in the UK.
