Property Description: The property lies in the pretty village of Ormoy (230 inhabitants). Ormoy lies on the river bank of the Saône. The house lies not directly on the riverside, but about 300 meters further away and a bit higher, (so no risk of flooding) in a dead end street at the end of the village, so very quiet and almost no traffic. On one end of the street you walk into the woods and the other end goes to the river.
In Ormoy is a B&B a bakery/grocery and a bar/restaurant. Twelve kilometers further lies Jussey, with supermarkets, bars, restaurants and do-it-yourself-shops.
The landscape is dominated by hills, woods and forests, so a really quiet, natural and spacious surrounding.
The property:
In front of the house is a small garden (3 x 9 m) where you can sit in the sun. Through the front door you enter the kitchen 4.9 x 4.45 m) with old characteristic fireplace, stove and old sink. Here is a small separate space with toilet and shower. Under the kitchen, in the cellar, hangs an electric water heater.
behind the kitchen is the living room (4.5 x 5.15 m) with a nice wooden floor, a window towards the garden and a new wooden staircase.
Next to the kitchen is the garage (3.75 x 7 m) with a door to the garden.
Upstairs there are 2 bedrooms. One (4.65 x 5.5 m) with new wooden floor and a velux window. Through a small corridor you enter the second bedroom (4.2 x 3.4 m) with also a velux window and a new floor. Next to the bedrooms is a big attic where in one part a bathroom was planned. There is a new concrete floor from 3.75 x 3.75 m.
The garden at the back of the house is not so big (about 75 m²), but there is enough room for a nice terrace and you don’t have a lot of maintenance to do. The garden borders other vegetable gardens, so no loud neighbours! Recently a hedge of conifers has been planted to make a separation with the other gardens.
In general:
This is a (holiday)home where you immediately can move in to, but you can also realize lots of plans, like a new bathroom. The walls and roof are in very good condition, an electrician has placed electricity wires through the whole house and the central heating system (oil) is about 10 years old and in very good condition. Downstairs, you can also use wood burners to heat the kitchen and the living room. The house is directly connected to the main sewage, so there is no septic tank needed.
The property is well situated in a nice and rural surrounding.
